There are tons of “hard money” lenders out there.
they will loan on “fixedup value” of the property. In general they will only go 60-70% of the fixed value for the loan and will want points and a high interest rate. If your deals are good enough it can be done.

Just look in your local paper or phone directory for " hard money lenders".
They are everywhere. You’ll have to make a lot of calls to compare rates, points, etc. Linn
