If you purchase for appreciation, then you probably purchase lottery tickets and play the slots too, right? Not much difference, IMHO.

Sounds like you speculated on appreciation. Properties go up and down. Buy for cash flow and not appreciation. If appreciation occures it is icing on the cake but if not atleast you have a positive cash flowing investment. You make money when you buy
