From what I gather, most deals are bought and sold before lot rent is due, but has anyone ever asked if they can pay the lot rent upon sale of the MH? This way if it does take time to rehab and sell the MH it wouldn’t negatively effect your cash flow and you could use the down payment to cover rent due. I doubt the PM would do it until they get to know you or you have some deals done in their park (vested interest). Thoughts?
