Nick,

The only guarantee I would make is one that states you will make an offer. I think it could get sticky offering a gauranteed purchase.

Now the reality of things is that even if you offer your 30 day guarantee, you probably won’t get into trouble.

I think it would generate more calls than the typical WE BUY HOUSES signs. Do you think I’ll have any problems with this?

I think your message is too long.
Remember, most folks see these signs while driving, and only have a few seconds at best to comprehend and remember your message.
The shorter the better in my opinion.
Now, if you want to let people know you close fast, put that.
Something like this:
We Buy Houses
xxx-xxx-xxxx
Offer within xx days!

or
We Buy Houses
xxx-xxx-xxxx
FAST CLOSE

I’ve done my fair share of experimenting with signs and verbage placed on them.
I’ve always had much better luck with short, sweet and simple.
