Generally, MHs are transfered in the same manner as cars…so your father would sign the title (usually on the back) and then your sister would record it in her name. Transfer fees in my state run @ $30-$40, assuming that the taxes on the thing are caught. For advice more tailored to NY, post this question on the MH forum, there are several NY investors there.

My 93 year old father owns a manufactured mobile home with no outstanding mortgage which is located in New York State on leased land for which he pays a monthly rent to the property owner. The home has a current FMV of approx. $12-15,000. He desires to transfer title as a gift to my sister who resides in NYS. What legal documents and administrative procedures would be required to be executed in order to accomplish this transfer and what costs and fees may be required. Thank you for your assistance in this matter.
