The obvious way is to be come a RE salesperson, join a discount brokerage and attract them with a low commission rate. Most “creative” solutions would involve alot of risk for a low return.

We all know about and look for ?great deals?, the one?s you can pencil out quickly. But there?s a much bigger market where margins are much closer.

I get called from sellers all the time who own and live in a starter house looking to sell and move up. Some of them don?t care about FMV so long as they can get what they want. They respond to advertisements offering no realtors and fast closing just because they haven’t listed it yet and are looking for the obvious benefits. But, of course, what they realy want is enough profit in a sale so they so they can get into their next home.

Often, these sellers are young families who have done a lot of updating and repairing and their houses are in move-in condition. They need cash at closing and are usually organized enough to wait until they get what want.

Although there are many of such deals and a few thousand profit on many deals ads up, the investor would have to find a way to even the risk-to-profit ratio. Are any of you doing such deals? How? Any ideas about how investors can make money here?
