When doing market analysis - looking at competitive properties and determining rental ranges etc. - you need to constantly call and visit other apartments that are for rent. Won’t these owners eventually catch on that you are not going to rent or the other case you know who they are and they now you even before you call etc. What is the best way to handle this type of situation.
For what it is worth, as an apartment building owner, I get calls from time to time from the management companies that run the apartment building in my area asking me about the rents. I always share with them the information and ask them about their rates.

Why would you have to “constantly call and visit” the competitive set complexes? Things don’t change that often, and the info is usually good for at least six months to a year.
