With few exceptions (this not being one of them) sny agreement affecting real estate must be in writing to be enforceable. This is a rule known as the “Statute of Frauds”

I offered $100,000 with 10 items to be fixed. Seller tells agent to counter with an OK on price but drop 5 “fix up” items. I agree and while waiting for the written contract, the seller tells the agent NO on the $100,000, he wants $105,000. Are oral agreements on RE legal in Maryland?
