It depends on the area. I think Sheets says the top of the lower class neighborhoods and the bottom of the middle-class.

In my area a median house is about 125k also.
A bread and butter good prospect for rehab ( and therefore a flip, too) is a house in a neighborhood which is 30-50 years old, the properties may have significant equity, have a lot of retirees, clean, not war zones, houses need updating, and when rehabbed make great starter houses for people just starting out. Many times they are smaller in square footage in my area, but they sit on huge lots. In my bread and butter area, its a given that you will be installing central air.

So,… these houses can be purchased for about 45-60k and rehabbed will fetch 85-100k.
