Hi All!
I have a meeting with a motivated seller today who responded to a letter that I sent out to fsbos or vacant property owners. He stated that the price is 28K negotiable, terms negotiable. The house is 2 family, 1br, ba, kitchen, liv. rm. in an Urban neighborhood, no war zone, occupied on both floors, rents are too low,can get $350 for both floors he only charges $260, tenants pay own heat. Good condition just in need of some cosmetic work. Roof is 6 years old, the house is attached, taxes are $900 a year, comps are 40-50k. This can be a good one. How can I make this a win/win deal. The seller is selling due to him not having enough time to manage the building. I don’t want to hold the building. I would like to assign the contract to another investor or flip it w/dble closing.
