I contacted a state agency to find out at what point a person would be considered a dealer (ie. how many deals could be done before having to get a license). They told me that unless I lived in the MH I was selling for at least six months, that ONE deal would necessitate getting a dealers license.

Can you believe that! ONE DEAL!

The dealer’s license requirements include paying a $200 application fee, carrying $100,000 liability coverage, holding a $30,000 Manufactured Home Dealers Bond, proof of a usable phone listed in the business name, a personal history questionnaire, and a completed financial statement.

I’m out of business before I even start! I can’t afford to do all of this for some very part time investing.

Does anyone know a different avenue that could be pursued to still legally invest in the MH market, but avoid having to set up shop? Help?!!!
