If the pool has a larger outstanding balance then we like it if they are spread out. This allows us to spread out our risk while increasing our area of influence!

Does it make a major difference if the MH notes are spread throughout the U.S.,
as opposed to being consolidated in one State or geographical area.

Your answer depends on the MH note buyer.

For me, the answer is that having the notes all co-located is worth a great deal. For a large buyer, the answer is perhaps “No”, but they may have other requirements, such as having the notes all written a certain way (title in the name of payor vs. title in the name of note-holder is just one example).
