Parks are a fine investment if your infrastructure is in proper order. I have found that the turnover rate is quite low due to the cost of moving the home. There can be exceptions as in any other business, but in comparison, parks are on the top of my list of preferred risks.
Now for the cons; If you screen your tenants, you will not have many cons trying to rent your sites.
