I have located a SFH, partially completed rehab; which can be bought for in the 70K range. There needs to be Appx. 50K spent to complete nicely (excluding my labor.)
Once done, it should retail for 275-300K fairly quickly.
I need a 120K loan against it’s completed value (I figure 40-45% of market)with the 50K as cash to complete.
I have excellent, extensive credit history; but currently have no documentable income. I do have appx 45K equity in my current home.
My significant other, has 6+ yr job good income also with a good I/D ratio, and does not own or owe on any RE loans.
Since the hats already out, three months without payments would give me a little room to breathe also.
Any shared thoughts are welcome
