No, your mobile home notes don’t have to be seasoned to be sellable. But 12 months seasoning would help their value. In order to help mitigate the risk to your note buyer, why not sell a partial on the note? You could get your initial investment back to do more mobile home deals plus a decent cash flow at the end and the note buyer gets a more secured note.

I’m starting to write small Mobile Home Notes, and I’m interested in selling them. Must they be seasoned? and for how long? Also- these are small notes, so can they be sold individually? or must I have a group or package of them to sell? thanks, kidblue
