16,000 sf retail build to suit, 90% credit tenants(2)
98-room limited service hotel-new construction
6-plex apartment building- new construction
SF attached unit- new construction
Sale of a parcel to a nat’l retailer
Refi and refurb of an 8-unit property
Refurb of a 54-space MHP
Start-up of a SFR operation (buy, sell, finance)
Sales of lots in a SFR subdivision (9 of 12 lots left)

Plus about a half a dozen possible deals floating in the air… and I’m going out of town until Monday!

I own a mobile home park in Joplin Missouri. 85 spaces. I own 74 of the homes. It is in run-down condition and I am now upgrading, cleaning up, weeding out, turning it around gradually.

I would like your input on how to best proceed. My current plan is to fill the park up by renting-to-own, then selling the land and pads only to an investor, then keeping the homes on contracts-for-deed for income, or selling the notes on the homes at a discount.

I have Lonnie Scruggs book, Deals On Wheels and I just ordered Ernest Tews book, Get Rich Helping Others.

I also have attended several LeGrand seminars.

Any suggestions would be appreciated.

Good advice, to talk to Ray Alcorn.

Also, thought you would want to know, we have just concluded plans for our 2nd (now annual) Mobile Home Workshop, later this year in October.

Promises to be even better and bigger than last year. Both Lonnie and Ray will be speaking there.

Check with Ray. And search the archives. You’ll find a lot of information on MHPs.

Good country around Joplin – I used to own a ranch just over east of Neosho.
