Here’s what I would do. Look for a piece of land that a seller will finance for you, then go through the parks looking for a motivated seller of a mobile home who also would sell to you via a note.
No need for Canseco and no need for a bank. BTW I’m in Vt., but not in that specific area. I do know though that there are many mobile home dealerships in that area. Go to them and take a trade in used one off their hands. Many of them can be bought for very little. Let them finance you and make them include the move for free as part of your deal to the land you just bought with owner financing.
