I’ve decided to look into the acquisition of mobile homes here in San Diego, CA, but I’ve run into some bad news. One specialist has just told me that in her 16 years of owning parks and being a realtor, she has only come across one park here that allows non owner-occupied mobile homes. Just wondering if anyone out there has experienced the same thing and has a little advice. Thanks in advance for your reply.

My specialist in mobile homes in parks, Dirk Roach, does these deals all day long. And he is based in San Diego.

It’s not a question of non owner occupied mobiles in parks. You are just the finance company trying to put and finance a nice couple in there own mobile home.

I’m sure that the local parks have homes for sale…where the owner does not reside in them. So the homes are not occupied by anyone, including the owner. What the “specialist” probably meant is that lease-options & rentals are not permitted…which is fine by you because you are interested in neither (I presume). Rather, you are looking to convey title to owner-occupants (More presumption on my part). Make sure that the park managers understand this. They work with sellers and bankers all the time. You are both the seller and the bank.

By the way, Dirk Roach lives in San Diego and does deals there- so it DOES work where you live!

If you start doing MH deals in San Diego, someday very soon you’ll realize how funny that question sounds! He’s THE man doing these deals in you area.

Have you read Lonnie Scruggs’s book “Deals on Wheels”? You can order it on this site for a measly $29, and it gives you all the basics for getting started doing MH deals. Lonnie even posts on this site. It will be the best 29 bucks you’ve ever spent.
