How about Modular home. These are homes build offsite in pieces and shipped. Homes in south ozone park are very small. They almost look like they were shipped on a flat bed truck.

Has anyone bought, built or placed Mobile/Manufactued/Modular homes in New York City?
Is this an alternate to site built in NYC?

The short answer is yes. However, everything depends on your market, and in the five boroughs it’s hard to conceive that the “highest and best use” for a plot of land would be a wobbly box. Reasons: folks here are used to living in apartments and/or brownstones, with occasional single-family structures further out into the boroughs (Queens, Brooklyn & Staten Island in particular). So why not put up a 4-family and quadruple the rent you could collect? Furthermore, it would be a very surprised city-dweller who came to look at your advertised home and saw manufactured housing – it’s just not part of the psychology here. The only time folks here see trailers, they’re the contractor’s office at a skyscraping construction site. Or, of course, dressing rooms for movie stars shooting on location.
