Should I use the Trust Agreement, Joint Venture Agreement or General Partnership Agreement? I will be doing this one deal at a time. I’m also trying to avoid high start up and/or annual fees to the state of Texas. Thanks!!!

Hello:
I’m wanting to get some money from private investor’s for my sub2’s & I’m wanting operational control. I want to give them a mortgage to secure their interest & place title into a Land Trust and have a beneficiary agreement as to how the costs and profits will be split. My question is what kind of document/entity should I use in the BI to accomplish this? I’m going this route so in my investor marketing I can say,“We are 50-50 partners”. Thanks for your response!!!
