I am a broker in Colorado so I can’t help you. However go to www.carteretmortgage.com to find a good broker in your area. I used to work for them before starting my own company. They are VERY selective with who they hire so you are going to get a very capable and experienced loan officer to help you.

With a 640 FICO, there are a variety of investor programs available. However, each will have their qualifying guidelines. So we may need more info on your situation before we can tell you what is available for you.
