If you can not find motivated sellers to negotiate terms then the seller is NOT MOTIVATED! Look for MOTIVATED sellers, not houses, and getting terms to your advantage won’t be a problem.

I need people with experience to help me PLEASE.

I just purchased the CS course about 2 weeks ago. I want to dive right RE, but I am currently paying for the home that I bought in October. I am still unclear about the credit checking processes. My credit is not flawless but it is pretty good.

What I am inquiring about is 1)How do I qualify for another mortgage when my liabilities now exceed my assets? 2) If I cannot find a motivated seller willing to negotiate terms of payment or partners with $$$, who should I go to? 3) Does it get easier to qualify with more properties under your belt?

Motivated sellers are important, but they don’t need to be ready to “shoot or hang themselves” motivated to deal with you. If you know how to construct offer(s) that appeal to them, they can just be a little motivated to accept one.
