There are two different times that being able to quickly dtermine the sellers, or the new buyers motivation level could save many hours of useless driving and comping. etc.

Jay’s questions are good.

Also:
What is your mortgage balance?
What are your monthly payments?

If someone won’t tell me these two things, they typically are not very motivated.

How soon do you want/need to move?

How long has the property been on the market?
