my big plan on my first deal

I find a deal ,
Sfh living area 1700 sqft,lot size 44,000 sqft
ask for $550,000.

I am trying to buy this property or convince the owner as partner.

Then rezone the land build couple of other Sfh.

The Sfh in this area,linving 2000 sqft,lot 3000sqft sale for about half million.

I talked to new house builder,they are going to submit to county for rezoning.
and the builder said they can finance me.

Build a Sfh cost about $200,000,sale for $500,000.

The big problem I am facing is the rezoning permit.

Anybody has done this kind of job b4?

Big plan on first deal 2
Today ,I drove around ,talked to different pros.

Talked to house builder, they said maybe not easy to get the land rezone,
but If I hire a engineer to fight for ,It’s very possible.
Tried to talk with engineer ,he is on meeting.

Talked to a real estate attorney for a while—free !
Google says he is the best in the area.

Talked to two banks ,sb recommended to me for construction loan.
But they said my plan sounds like commercial loan.
So I need find the commercial lender.
