I am selling a home for $65K with $20K down, however, this is to an investor and there’s a lot of upside after repairs. On a retail side of it, once in a while I get a call from buyers with a lot of matress money wanting a low end house with small pmts.Though it’s not common. Just did 3 lease options: 1K, 1.2K and $5K down in the price range 94-107K.
To top of my previous post I just signed 3 contracts today.
Contract number one I sold a home that I had $46,000 into. I sold it for $67,500 with $9000 down. Owner financed. This guy was tough. I wanted a lot more for the home but the $9000 down payment helped coax me. I’m charging 12% interest over 30 years with a 5 year balloon.
Deal two. Flipped a home for $48,000 that I hve under contract for $40,000.
Deal three. Flipped a home for $25,000 that I have under contract for $18,000.
I was looking forward to retailing deals 2 and 3 but these flips are just to easy to pass up.
I need inventory again. Only 2 left to market. Made 7 offers today.
