I REMEMBER THE DAY I WAS SHOWING MY WIFE THE BUILDING WE WERE BUYING. AFTER SHOWING HER THE BUIDING WE DROVE AROUND THE AREA. BY THE WAY THE BUILDING WAS DOWN THE STREET FROM THE BEACH. SO AS WE WERE DRIVING AROUND I SEEN THIS WOMEN SHOWING THIS HOME WHICH WAS 100FT OF THE OCEAN. I GOT OUT THE CAR AND TOLD MY WIFE THAT FROM THE LOOKS OF THE LADY SHE WAS THE REALTOR AND I WAS GOING TO GET AL AND EVERY INFO ON THE HOUSE. IT CAME ABOUT THAT I ENDED UP BUYING THE HOUSE FOR HALF A MILLION AND MAKING $102,500 IN INSTINT EQUITY! I DID NOT PUT A DIME IN. THE ONLY THING I PUT MONEY TO IS THE APPRAISL, THATS THE ONLY THING THATS NOT YOU CAN GET AROUND. BUT WHATS $275.00 WHEN YOU ARE MAKING OVER $100,000. I HAVE MY HOUSE LISTED FOR $650,000 WHICH WHEN I SELL IT I WILL WALK AWAY WITH AT LEAST OR MORE $200,000. NOW NEXT WEEK IN HAVE ANOTHER CLOSING ON A 4-PLEX AND I’M MAKING MONEY ON THE FRONT AND ON THE END. REAL ESTATE THERES NO BUSINESS ELSE LIKE IT

I Agree!! I don’t touch a deal unless I can make at least $25K-$30k going in. And I usually pay the full asking price (less 3% real estate commission). How? Buy property subject to the existing financing and lease optioning to a tenant buyer. You can raise the pruchase price at least $25K by providing the tenant buyer with financing and you can usually get enough option consideration to pay for most of your down payment. (I guess all those Real Estate Courses we took from Bronchich, Kaiser, Lowry, Sheets, Conte, Diamond, Como, Land, Cook etc are paying off.)
