Shelton,

It depends on the investor. I have never been a bird dog, but my contractor bird dogs for me once and a while.

What I do with him is once I sign the contract to purchase the property I pay him. Even if the deal were to fall through on me (which that has never happened)I feel he earned his money by finding me that deal.

I know many may disagree with that but I have known him for years and he has cut me alot of bargins on his work. We have a good business relationship.

Why not do both of what Jermaine and Kevin said.

Bird dog for an investor and sell off something on ebay. That should make you a quick buck.
