Would you loan to this guy? If not, probably no one else will either. You could create a note, assuming you have enough equity, and sell enough of it to give you the cash you need, and the LTV the note buyer would need.
There are several listed buyers on our NoteWorthy data base at www.nbdc.net. Try that and good luck

Please e-mail me if you are able to do subprime loans or note buying in Orlando, FL or if you have any advice for me. I have a rental that the person renting would like to purchase. Here are some details:
House is appraised at $95000 about 8 months ago.
They are renting for $850 a month.
They have about $7000-10000 in savings.
Credit is horrible.
