Price it right and advertise it widely.

We could use a little more info.

What year, size, condition, and location? Does it have to me moved off private land or is it in a park? What is your time frame? Who are you trying to frame?

Could you just transfer the title to your dog, Spot, in a paper transaction to get it out of your name immediately?

Would this solve your problem by allowing you to qualify for the new loan and give you more breathing room to sell your mobile home?

If you have to sell something quickly you usually end up attracting a bunch of carpetbaggers who will try to steal it from you for a mere pittance.

Shame on them guys!

When we were buying our 2nd house and selling the 1st, the deal with our buyer fell through. It was a week before the 2nd closing and when I asked the seller if we could delay, he said if we don’t close on time we’d loose the house and the downpayment which was substantial. Our mortgage broker suggested having someone sign a lease for more than our mortagage payment and that the bank would view the income and expense as a wash. It worked for us.

If you do this, you will then have time to sell or lease the MH for real. Use the ideas form this board to L/O the home or paydown the balance due so someone else will want to buy your home as compared to someone elses. Just make sure you can handle the double expenses as you could loose both homes if you get behind.
