You need to put out notice for HML in Florida. Check with your local investors club for any HML that’s a good place to start based on your timeline.

I currently have a contract to purchase a high traffic corner commercial lot with and have plans to build small 5000 sf retail strip.

I am looking for financing, for the land and constructionof the strip mall in Florida, however I must close on the land within 30 days or so.

My credit is in the high to mid 600s and would rather not document income. Land cost are $100,000 and projected construction and other costs are $250,000. Making total project costs $350,000.

For project looking for at least 80% LTC financing.

Any suggestions would be helpful.
