Have a clause allowing you to sublet the property without approval of tenant by seller.
Add another one stating that this lease contract is contingent on you finding a suitable tenant. It may be a good idea to also have the seller sign a seperate form that outlines your power as a “property manager” to do what is needed to find tenants. They need to give you the keys for access to the property, etc.
In case the seller is leery of the idea tell him that no one will be living in the property until funds are received and that tenant is screened. However, you will need the keys to show the place to prospects.
