I imagine you could just have the 2 new girls “assume” the lease from the 2 girls moving out. You as the landlord approve it in writing.

I have a 3 bedroom unit in a college town that I recently purchased. The tenants are 3 girls, ages 19-20. They signed a lease with the previous owner last August. 2 of the girls want to move out; they have found replacements. The 2 new girls have already submitted applications and I have approved them. I don’t want to sign a new lease, but rather have them fulfill what is remaining on original lease. First of all, can I do this? How would I word an Addendum to the lease? Any help would be much appreciated.
