I do it all the time. I just ask the seller if he will pay the closing costs. If he agrees, I will write on the purchase contract that seller will pay 3% toward the closing costs or $5000 for closing costs…If he’s motivated, he will pay the closing costs. Good luck.

I can loose out on a great deal unless I come up with a solution soon.Can anyone tell me how I can legally purchase a house(rehab)with no money down by way of having the seller add all closing costs into the purchase price ( I know this is common practice but I am a newbie who needs help quick) many thanks.

Have the seller carry back a note for your purchase and write in the contract seller will pay closing costs.
