HELP!! I’m extremely new to the concept of flipping. Mainly, I need to know what percentage I should offer as an earnest money deposit. I was told I could offer an amount as low as $10. Also, is there a specific Assignment of Contract form I should be using for the state of California? Lastly, is it best to enlist the help of a Realtor on my first venture? Thanks in advance for any advice you can offer.
