You should be able to find a better rate as long as the LTV is 90% or less I am sure that you can do much better.

This is the situation:
2 duplexes (all the apartments rented). Non-owner occupied.
Current rate: 7.75% 30-yrs
Looking to reduce rate in a 30-year or possible 5-yr ARM.
I owned the 2 for a year.
Credit score 660-680 (never been late)
Each apartment rents for 600/month.
Appraise value: 120K each.
Current balance: 89K each.
Any ideas?
