Just thought I’d mention that we don’t call $30K “walking money”. Walking money is $1K or $2K to get out of the house and move on. Anyway, no details doesn’t get you much of an answer.

Try this…Tell the seller they can get $30k cash by refinancing now. After that you will buy the house subject to that loan (your best senario), or L/O (less desirable).
