Terms will sell your duplex fast. If you are not in a sellers market or the property is in a less than desirable neighborhood, you could be waiting quite awhile for an all cash sale.
From your post it appears that you need $32,000 cash out of the deal. Why not advertise the duplex with owner financing, such as $3,700 down, create a 1st of $29,600 and a 2nd for $3,700. Sell the $29,600 1st to a note buyer for your cash and keep the 10% 2nd.

I own an older duplex apartment I am trying to sell. Each unit rents for $275 per month and taxes are less than $200 per year. An appraiser gave me a drive by appraisal of $32,000 to $37,000. I really need a least $32,000 in cash out of the property as soon as possible. I would like to sell the property out right, but I have not had any offers to date. I would apprecaite any suggestions anyone may have that would help me unload this property quickly. Thanks.
