You might want to read Brierbier’s book “Living with renters” or “tenants.” The theme is renting large houses with many bedrooms to many single persons rather than a family. Higher income.

Hey guys,

Love your site and appreciate all the great info here.

Question: I am just starting out in r.e. investing. I live in a small (50,000 people) college town in Indiana and was wondering if anyone has a suggestion on which courses/strategy would be more beneficial than another based upon the type of town I live in? I have spoken to an investor here who says that the rental market (mainly students) is saturated.

Check around some more.

A real estate investor might say that to redirect a potential competitor out of the market, or if he does not do so well himself…
