Do anyone here know a good lender that can refinance my properties to pull cash out? Properties are worth $110k and $105k and they owe 59K and 62k respectively.

This seems to be a pretty cut and dry type of refinance with amount of equity available to you in each property. A few factors such as your credit, ability to prove your income and the type of property will be key factors in determining the interest rate and amount of cash you will receive.
