Get a contract of purchase on the property at the agreed-upon price.
Go to a lender and apply for a loan to purchase the property.
Have an escrow person or company handle the paperwork. In some areas this is an attorney.
Put in the down payment money. Get the deed.

I work with a buyer that is ready to sell her home and move away… Here are the stats… No liens, 32k owed, home worth 55k at least, and the owner wants 6,000.00 What options do I have to get this home… At this time I’m building my own home…I know that there is many other homes out there after this one, but knowing that this would be my first, I thought I’d give it a try after studying for 3 years… Any advice would be helpful…

Congrats on getting out there at getting started! You learn more by actually doing, than in all the reading you have done. (And no, Im not saying to go out without studying first!LOL)
Are there any repairs needed on the home ? And how will you be purchasing ? Cash, Sub2 L/o ? If there aren’t many repairs this would be a great sub2 deal IMHO.
