Newbie and Joe Kaiser Blue Pen Flip - Posted by Mike

Hello Michaela,

How do you like California, so far?

Naturally, you would still owe ordinary income tax on your earnings.

How could you get classified as a dealer when your name doesn’t even
appear on the transaction paperwork?

Take care, mohawk lady,

Brad

Sounds like a course on options.

Not from CT, but I don’t see why it wouldn’t work there. Joe’s course is very understandable, even for a rookie. In the course Joe teaches you the mindset of a dealmaker. You are a dealmaker making things happen.

Good stuff. I’ve got his Blue Pen Flip course.

Just curious, Phil (without divulging too much info),
is it focused primarily on wholesaling fixers?

I noticed you said in an earlier post that it will
work with any property with a motivated seller.

Thanks.

Not just fixers, although fixers would work with Joes technique. The system would work on nice single family houses, apartment houses and really any type of real estate there is out there.

Joe shows you how to be a dealmaker.

Jason I think Joe’s goes into buying county tax foreclosures. I sure hope he can set things straight with Our State. They are trying to come down hard on Joe because they think he is taking poor home owner when he is down in a bank foreclosure and not treating mr home owner fair. We all know Joe would not take advanatage of anyone. Thats why I think he invests in pre-tax foreclosure and not bank foreclosures.

Someone correct me if I am wrong here.

Yes, just what I’m looking for.

By the way, how did your BPF, that you stated in
an earlier post, go?

Thanks for the feedback.

Rob,

Blue Pen Flipping is a course on dealmaking, not tax foreclosures. It’s
all about how to put together profitable deals without the risks
inherent in today’s marketplace.

Didn’t work out as I found out that the seller was 6 months behind in mortgage payments and foreclosure was imminent. So I had no time and no equity in the deal to proceed.

Next.

So is this course just about obtaining options and then shopping it
around?

Hey Joe,

We are contracting houses with a pen, finding a buyer, and then cashing checkâ?¦keep up the good work.

Brad,

Do you have the course? Can you give me your review of the course…

Kyle,

It’s too soon for me to give a review, but I can give you my
impressions. The Blue Pen Flip is the best thing I have ever seen! And
I have seen a lot.

It will require a shift in your thinking, however. It’s time to re-evaluate
the way one may have always thought about Real Estate investing. For
example, the wisdom of being in the chain of title.

I think this is a course on advanced negotiations.

Good luck,

Brad

Brad,

just wondering what the tax remification would be? If you’re not in the chain of title, would you still get ‘dealer status’ if you do a certain number?
