Negotiable between you and the investor. As a flipper, I would want my fee up front. As an investor, I would not want to pay an assignment fee until I close in case something goes wrong.

After I have a signed contract to flip is it my job to order title work or is it the job of the investor I’m going to flip it to?
Also, if it is my job to order title work dose the cost of this service just come out of my check at closing or do I have to pay for this service in advance?

If you are going to assign the contract, there is no reason to get title work done because you will never take title.
