It’s been my experience that if your contract is assignable and if you have an assignment agreement with your end buyer, you should be fine. Just be prepared to close should your end-buyer backs out.

I just closed a deal today through an assignment of contract and I was not even there. Your assignment fee will be included in the HUD-1 (settlement statement) since the funds are coming from your end buyer (assignee).

If I have a house under contract and my purchase agreement has a clause that i can assign and when i do assign that it releases me from any liability do i still need a release of liability signed after i assing the contract. When I am closing with the seller first how do i pay if I am closing with my assignee right after or should all funds deposited at least the day before. If someone says they recieved there assignment fee is that something different from my profit from buying and assigning. thank you for the help
