Hi Dave, everybody,
I received the CA dealers packet about 2 weeks ago. Needless-to-say it is like 18 pages of requirements and such. A whole bunch of forms. Really too lengthy to get into here in this forum.
Base clases are one of the requirments, I believe the longest is only like 8 hours.
Anyhow HCD was very prompt in getting the packet to me.
Sorry I couldn’t be more thouogh here, but really it would just be too long.

I am a newbie to the real estate “game”. I want to study Lonnie Scruggs’ mobile home info, but have been told that I can’t do what he is talking about in California without a Real Estate License. Has anyone else in California used the program? Does anyone have a comment about the program?

Hi Doug,

I’m in CA and have researched the classic Lonnie method quite extensively. You DO NOT need a real eastate license in the CA, however you will want to contact HCD (Housing and coummity development) and get what they call a dealer packet. This packet contains all of the state requirements and information that you are most likely thinking about. I unfortionately do not have the mobile home dept. phone number in front of me, but there address is:

They are prob. talking about a “dealer” requirement.

There are ways around this. Legal ways that fit right into doing “Lonnie” deals.

Sounds like you have been talking to the “Experts” of your state. If the statement came from a realtor get a second opinion. There are some people on this site that talk about doing “Lonnie Deals” in CA. with that in mind talk to your attorney about the legal requirements.
