I am somewhat of a newbie, living in northern Michigan. I have done ONE deal and almost had to pay the closing costs. I sold the house to another investor. Can someone please explain to me how you avoid closing costs when flipping houses???

What contracts did you use? Purchase and sales, assignment. etc.?

Also how to get around needing either a dealer license or a realtor license by selling so many houses??

This is an easy one. Knowledge and training. The fastest way to success is a mentor. You get to learn the knowledge you’re lacking right now and someone to steer you away from the potholes. Ever see a new person at the local burger joint? They have someone showing them the ropes. They do the same in many professions. In the trades it’s required. Why do you think you should be able to get away without doing it? Ask me how I know that.

Now I have a mentor that works with people all over the country. Having a pro on the phone whenever you need will get you where you want to go much faster and without agonizing about whether you did something wrong.
