I am going to look at some Multi Family properties. One quad and one triplex. I just wanted to know what questions should I ask the realtor or owner when I check out the properties (ex. appraisal, taxes)? Also, what should I look for regarding possible damage in plain site, so that I know the price is right? Any help will be greatly appreciated. Thanks in advance.

Is that market rent, below, or above?
Any problem tenants?
Month-to-month or yearly leases?
Do you have copies of all leases?
Any notices to vacate at this time?
Vacancy rate for the complex?
Taxes?
Insurance?
Last appraisal date and price?
Recent upgrades and/or repairs done?
Any planned upgrades and/or repairs in the works?
Do you have financial statements for the past 3 years?
