Thanks! I didn’t even know there was a strike. I guess I would just fill out the paperwork, have my signature notarized, express mail it and have them get their signatures notarized and then express mail back to me?

Many thanks for the good advice and encouragement regarding my potential L/O deal. I will keep you posted.

Assuming all goes well, how do I go about getting paperwork (contract, option, etc.) signed and notarized, since the seller lives in NC and the house and I are in NY?

There is a document that the seller can sign to allow the title company to sign on the sellers behalf. This is a good idea if you think the seller might be hard to track down at closing time.
