Eric, you can start by finding deals for investors and selling/assigning the contract to them. There should be something in one of your several courses on this “niche”.

I really woud like to get started in some type of real estate deal. I have bought serveal courses & books. The one thing that has stopped me is thinking about what would happen if I couldn’t make the payment if I couldn’t sale on a wholesale or lease option. Also, having very little capital to work with is also a factor. Question… Should I wait until I my credit it fixed and enough income to cover unexpected money problems or is there somewhere I can start with my circumstances?
