You can go stated if you can get a letter from your CPA stating you are a bartender and your salary is xx.
You will not get the best rate available, but loans are available to people in mostly cash fields.

I’m kinda in the same boat. I can only document this year’s income. My FICOs are 644-655. Only a couple of tradelines. Best I’ve been able to come up with is 5% down, 8.9% fixed, 30 yr, with no PMI. I don’t really know how reliable that quote was. I could also do a 7.75%, 3 yr fixed, then adjustable. hopefully I can find someone to do better.

yes credit is king. how is your credit?
there are programs where you can either state your income, stated income or have a loan where you provide no documentation, no-doc loan
