When I say afford it, I mean I need the cash to purchase it.
Advice taken, and I will be breaking the bank CD for the 5k today
With that, I will purchase the book, and use the rest for the MH purchase

I have a couple questions if possible.

What does a “note” entail
Is this somehting that is self written,
or are legal docs involved.

How are you finding MH?
Paper, driving?

I dont even know where they have MH parks/lots around here.
(Connecticut…anyone local??)
I am beginning a search for some, must be around somwhere.

I was recently laid off, and have a spare 5k I can invest in.
I think I am finding they way to do it, as I need monthly safety
to pay off the bills.

Thanks in advance!

Neil:
Go to Yahoo Maps and enter your address, Then go to the “Nearby Businesses” link and search for Mobile Home Parks. You’ll be suprised how many are in and around your area that you just never noticed before.
Good luck!

Neil,

Every question you have asked is answered in DOW, in plain english.

You can buy Deals on Wheels on this site for $30 with a 60 day money back guarantee. What do you have to lose. Not a thing.

I have bought and read and structed lst deal in less than 10 days. IT WORKS.

Nuff said.

OK I read alot,
I have the gist that a Note is just a contract, and that
you can purchase examples from CD.
I see alot mentioned on the DoW book, so as soon as I can afford It I shall be purchasing it.

My goal at the moment,
to generate 1000 a month (No time frame set as of yet)
This will cover my bills, and allow me to work on larger SFH deals

My estimation places that around 4 units @ $250 - $300
My strategy, purchase Low, maybe foreclosers …whatnot
(I will begin tomorrow locating/speaking with PM’s to develop a relationship)
Then offer owner financing.

Seem reasonable?
Do I fall under motivated buyer?

Im not trying to be greedy, but Im giving up a 5k a month paycheck from the “Man” for freedom.

I figure success will follow after establishment

P.S, do I have to purchase the lot, or are the
lot fees paid by tennent?, IE:

I find MH for 2k I sell 6ish?
They pay 250 to me
they pay ??? to PM

What Im getting at is can I get started right away pruchasing the MH, or do I need more money to get a lot.

Thanks for all the advice, motivation, hope.

You say you have 5K to start - start by buying the book! “When you can afford it”? Sounds to me like you are NOT a motivated buyer, not a motivated starter!

Follow Briton’s concise advice, just once not twice (isn’t my poetry nice?)

  • Just buy DOW.

My comments are not meant to offend, simply to place a well-meaning kick in the necessary location.
